Manage Your Residential Property
 

All Licensed Property Managers will receive the rent for you and some will pay bills for you and help to maintain your property.

But we do a lot more than that. We treat your property as if it were our property with all of our professional skills and high level of care.

We believe that there is more to being a good Residential Property Manager than just looking after your property - we look after your INVESTMENT and work to improve it's financial return and capital value.

As we are also Licensed Finance Brokers, we may be able to improve your NET RETURN by arranging a more competitive investment loan and assist you to use the EQUITY in your property to purchase additional investment residential or commercial properties.

We can also provide a building maintenance program, establish budgets, control costs, supervise works, provide cash flow charts and regular Property Reports, Annual Financial Reports including GST components and possibly save you money with a more detailed Depreciation Schedule for each property.

Our services include the following:

  • the initial detailed Property Inspection Report for your property
  • the careful selection of tenants
  • the accurate completion of the R.E.I.W.A. approved Rental Agreement and associated forms
  • the collection of the appropriate BOND money
  • the receipt of the rental money
  • regular property inspections, (recommended 4 times per year)
  • the prompt attention to any repairs and maintenance issues
  • the assistance with any structural repairs, additions or alterations
  • the payment of accounts for your property
  • the remittance of your net rental money to your nominated bank account each month.

We believe that there is more to being a good Commercial Property Manager than just looking after your property - we look after your Tenant as well to improve your rental return. As we are experienced Business Brokers, led by a CERTIFIED PRACTICING BUSINESS BROKER, we can talk to your tenants in "their language", providing advice on the operation of their business or helping them to sell their business and hopefully provide you with a stronger tenant.

We can also provide a building maintenance program, establish budgets, control costs, supervise works, provide cash flow charts and regular Property Reports, Annual Financial Reports including GST components and possibly save you money with a more detailed Depreciation Schedule for each property.

Our services include the negotiation of  new Lease Agreements, Options to Lease Agreements, Extensions to Lease Agreements, Assignment of Lease Agreements, Sub-Lease Agreements and Rent Reviews.
